Initial
interview:
- Assimilate the owner’s overall vision
for the project.
- Evaluate the client’s proposed budget
in respect to the project’s goals.
- Tour the site to get an understanding of how
it will relate to the project.
Preliminary design phase:
- Develop space diagram layout options.
- Investigate and propose building material
options.
- Form the project’s team of consultants
as dictated by the client’s needs.
- Develop preliminary plans, elevation and
3D drawings to illustrate the design concept.
Contractor selection, construction costing
and/or bidding:
- Recommend qualified general contractors.
- Define building requirements during the cost
estimating or bidding process.
- Assist in evaluating the final construction
cost or bid.
Drawing phase:
- Develop all necessary construction plans
and details.
- Develop all materials and workmanship specifications.
- Compare material performance and cost effectiveness.
- Coordinate the services of the client’s
consultants.
- Attend meetings with the client and their
consultants.
Building phase:
- Construction phase clarifications and site
visits.
- Develop any required revisions and change
orders.
- Construction billing review and approvals.
- Construction payment and change order administration.
Additional services:
- Site development analysis and planning.
- Coordinate zoning review and variance application.
- Site development management.
- Arrange for site survey and contour maps.
- Coordinate construction of driveway, septic
system, well, utilities or boat dock.
- Construction phase photo and/or video documentation.
